1 stick butter, melted
1/3 plus 1/4 cup evaporated milk
1 box German chocolate cake mix (I use Duncan Hines)
60 caramels (Kraft unwrapped)
1/2 cup semisweet chocolate chips
1/4 cup powdered sugar, sifted

Preheat oven to 350 degrees, spray 9x9 baking pan. In a mixing bowl, mix 1/3 cup evaporated milk, cake mix & melted butter, mix together (I use a mixer-it will be thick). Divide dough in half. Press half into the bottom of prepared pan, bake until slightly set, 8-10 mins., remove & set aside. While brownie is baking, in a double boiler, combine the caramels & remaining 1/4 cup evaporated milk, stir occasionally until the caramels are totally melted—pour mixture over the 1st baked layer spreading evenly. Sprinkle the chocolate chips all over the top. I use a piece of parchment paper & roll out the remaining dough into a square shape slightly smaller t...

This makes a great hostess gift ~ they are great on salads (or if you know my dad just to eat).

This past year has been my year of "Hope" and "Blessings" Thank you all for being a special part.

If you're a renter — especially, if you've moved recently — you know the rental market in the Roanoke Valley is getting more and more competitive. The overall number of properties is growing, but so is the overall number of renters — and at a pretty fast clip. As a result, rents are increasing in all parts of the valley.

If you've been renting for a while, I have a question for you: What's your long-term housing strategy? Does it still make sense for you to stack up rent receipts or is it time to put your money toward equity in a stable asset?

If you ask for opinions, you'll certainly get some. After working with lots of first-time home buyers, I've learned that these are three signs it's time to take the leap into homeownership.

mortgage rate lock

We're hearing lots of chatter about mortgage rates these days. Will they continue to rise? By how much? Should I buy now to avoid higher rates?

These are all valid questions, and, unfortunately, there's no crystal ball. However, if you've found a home you like, your mortgage lender might be able to help.

Most lenders offer mortgage-rate locks for consumers who want to protect themselves against future mortgage rate increases. The conditions of rate locks vary from lender to lender, so here are some questions to help you learn everything you need to know before signing.

What is a mortgage-rate lock?

Mortgage rates go up and down, but the process of getting a mortgag...

diner soup

2 1/2 — 3 Lbs Ground Chuck
1 cup onion chopped fine
4 16 oz cans petite chopped tomatoes
4 16 oz cans Veg-All
2 cans corn
1 large (46-64oz) tomato juice
2 beef Bouillon cubes prepared
2 t. seasoning salt
1 T. Basil (I add more)
1/4 cup sugar
salt & pepper to taste

Brown beef & onion in large pot, add all other ingredients & stir well. Simmer for about 2 hrs. Serve with your favorite crackers! Freezes great, this makes a lot.

I have had this recipe for about 30 years, it came from this little Diner in Chatham & is still one of my favorites.

If you're like most folks with a mortgage, you'll be getting a tax form soon from your mortgage lender after the first of the year indicating several things, including how much interest you paid in 2019 and the current balance on your mortgage.

So it's a good time to talk about equity. Remember, equity is the difference between the fair market value of your home and what you still owe on the mortgage. If you sell, equity is what you receive after any liens against the property or other required costs are paid. It represents the part of the property you really own.

Two things have happened that could have had a positive impact on your equity:
