The Roanoke Times wrote about Roanoke's market in a recent Sunday Business section:
"Data from the Roanoke Valley Association of Realtors show that home sales have slowly been increasing, with a dip here or there, since 2011. The area now boasts numbers not seen since the Great Recession. There is no guarantee this will last, but those in the real estate community say they're optimistic about what's to come."
So what does it mean for you? Well, whether you've been thinking of buying or selling, it's just a great time to be in the Roanoke real estate market.
Buyers are getting a boost in buying power from the currently low interest rates on mortgages. And they've got so many choices! Across all tiers of the Roanoke market, there is a bumper crop of excellent properties available.
Whether buyers are looking for a starter home or an upgrade, they'll find a variety of well-priced, well-maintained homes, many of which boast extensive renovations and upgrades.
Sellers are getting benefit from the health of the Roanoke market as well. They're getting good sale prices, and average time on market is down. So, if you're ready to make the leap into the market, here's my advice:
Buyers: Contact your Realtor now. If you've seen properties you're interested in, share those with your Realtor and schedule showings. Get your prequalification or preapproval ready to go so that if you find a home you love, you can act quickly and be confident in your offer.
Sellers: Work with your Realtor to determine a smart list price based on a competitive market analysis. With all the properties out there, this isn't the time to try to overprice. Also, get started on your staging. Talk to your Realtor about anything you might need to remove or repair to make sure the home shows well.
